If you are an eligible Veteran, you may purchase an existing home using a military loan that meets your needs. You may want to employ the services of a Realtor to help locate a property. Using a Military loan or otherwise know as a VA Loan, you may be able to finance 100% of the purchase price. The use of your military loan is one of the benefits that eligible service men and women may be entitled.
Generally the seller of the property is paying for the services for the Realtor if the property is listed in a Multiple Listing Service. Therefore it is usually a better use of the Veteran's time to use a Realtor that knows the local market. Please review the section on Realtors under the Heading above "Finding a Home". Your VA lender may also be able to recoment you to an experienced Realtor that is familiar with the VA home loan program. Military loans are slightly different that other loans and having an experienced agent will help you through the VA home loan and purchase process.
A Veteran may also purchase a home that is not listed by a Realtor. These properties are generally sold as For Sale By Owner or FSBO. A veteran should seek legal advise when purchasing a FSBO. Many borrower's, Veterans and non veterans, have been taken advantage by FSBO sellers. A Veteran should make sure to have all inspection done to protect themselves. With a military loan there a items that the veteran is not allowed to pay. Many time you can get the seller to pay these items. However, if you are using a military loan or VA loan the seller is not required to pay any fees. Simply the Veteran can not pay them so another party has to. That could be the VA lender, Realtor, Seller or Builder.
